Mumbai city will be free from pagdi system

On Thursday, Maharashtra Deputy Chief Minister Eknath Shinde made an announcement in this regard and said that separate regulations will be announced for the pagdi system in Mumbai. He also submitted a statement in this regard. Under this policy, tenants as well as landlords will be able to keep their rights intact.

The pagdi system is also an important structure in the city of Mumbai, which is mainly made up of old Chali colonies as well as skyscrapers that reach the sky.The pagdi system in Mumbai is a historical tenancy system. This system, which has been in place since the 1940s, is protected by the Rate Control Act.Under this pagdi policy, the tenant pays a large pagdi amount to the landlord, after which he gets the right to live on the property for life. This landlord offers a very low rent at the end of the month. This system, which has been going on for years, is prevalent in the city of Mumbai.

The redevelopment of this pagdi system in Mumbai city had been stalled for the past several years. The path to redevelopment of these buildings had been stalled due to years of ongoing court cases between tenants and landlords. As a solution to the fact that there are approximately 28,000 cases pending in the courts, all the cases from the last three years are being disposed of.The government has brought a new policy to ensure that lakhs of Mumbaikars living on the pagdi system get their rightful homes and that they get their rightful homes without compromising the rights of owners and tenants.

Residents living in pagdi system will get relief from this announcement by Eknath Shinde.

The issue of redevelopment of these cess buildings i.e. pagdi system in the city has been pending for the past several days. There are more than 19 thousand of these cess buildings i.e. pagdi system buildings in the city.Of these, 13,000 buildings are awaiting redevelopment and their tenant agreements are legally clear, which is why the benefits of this government policy will be enjoyed by both homeowners and renters. The number of people living in these cess buildings on the basis of pagdis is also large in Mumbai city. There were various attempts to rehabilitate many of the buildings, but their redevelopment was often delayed due to ongoing court cases between the landlords and tenants. This decision taken by the government will definitely bring benefits.

Under this separate regulation, tenants living in this building will get FSI according to the area they occupy,Also, the owner will be given his basic FSI for owning the plot, and some will also be given an incentive FAI as per the policy, and there is also a proposal to give FSI in the form of TDR.This compensation given under this new regulation will provide relief to both the tenants and the landlords, and tenants who have been living there for years will also get their due rights. This government decision will definitely benefit the redevelopment of the pagdi system in Mumbai city to a great extent.Similarly, both the tenant and the landlord will benefit from this and will also get the safe house they deserve.Speaking in this regard, Maharashtra Deputy Chief Minister Eknath Shinde said that the Mahayuti government is a government of the common man.He also said that we are committed to taking decisions in the interest of Mumbaikars.
