The rehabilitation of the citizens in GTB Nagar .The Mumbai Municipal Corporation has currently undertaken the redevelopment of old buildings in various parts of the city. As part of this initiative, the corporation has also decided to rehabilitate 25 buildings of Sindhi refugees in GTB Nagar.

These buildings of the Sindhi refugees were declared extremely dangerous and were promptly vacated. However, due to the lack of proper redevelopment after their evacuation, the residents faced significant issues. After persistent follow-ups, the state government finally decided to carry out the redevelopment of this settlement through the Mhada Mumbai Board.

For the redevelopment of these buildings, several tenders were invited. In this process, Keystone Realtors, a company from the Rustomjee Group, won the bid. The Mhada Mumbai Board has sent a proposal to the state government to award the redevelopment contract for these buildings in GTB Nagar to this company. If the proposal is approved, the redevelopment plan will be prepared promptly, and work will commence soon.

Earlier, the government had initiated a tender process for the redevelopment of these buildings. However, due to objections raised by some individuals, the process was stalled. Additionally, the Honorable High Court had also raised certain concerns regarding the tender process, leading to its suspension. Eventually, the Supreme Court dismissed the developer’s petition, paving the way for the redevelopment and directing the resumption of the process. As a result, the tender process was reinitiated as per the Supreme Court’s orders.

In this process, bids were submitted by Keystone Realtors and Runwal Developers. Ultimately, Keystone Realtors emerged victorious and secured the contract for the redevelopment. The final proposal related to this has been sent to the state government for approval. Officials have stated that once the proposal receives immediate approval, the redevelopment work will begin soon. They also mentioned that the homes to be provided to residents under this project will be 635 square feet each. Additionally, approximately 24,000 square meters of space will be made available for housing construction.

Under this redevelopment project, the Mumbai Board is expected to receive around 500 additional homes for disposal. Thus, the redevelopment of these highly dangerous buildings has cleared the path for the rehabilitation of Sindhi refugees in GTB Nagar and resolved the issues faced by the residents. The dilapidated condition of these buildings belonging to Sindhi refugees in GTB Nagar had worsened significantly. Therefore, the redevelopment of these hazardous structures will greatly benefit the residents. Moreover, the Mumbai Municipal Corporation will also receive additional homes for disposal.

The redevelopment project will be carried out by a private construction and development agency. Similar to Motilal Nagar, a private developer will be appointed, and the process will be executed accordingly.The redevelopment work of the buildings in Kharahtar or GTB Nagar had been stalled for some time in the past, due to which the related works were pending. Additionally, as the buildings were listed as extremely dangerous, the residents had to be immediately relocated. This led to the emergence of a major task of expediting the redevelopment of these relocated citizens. Now, since this entire process and the redevelopment process have reached the final stage, a large portion of the problems faced by the citizens regarding this matter will be resolved.

GTB Nagar has a large population of residents, and this redevelopment project will also lead to the creation of additional houses. As a result, a significant number of houses will be vacated, benefiting as many citizens as possible. It is being said that a large number of residents will gain advantages from this initiative.
